Here’s some tips on selling a luxury home.

While many of these tips could apply to smaller homes like a single level adult community home, a condo, or a quaint cape, it’s important to implement these ideas to maximize your home’s appeal.

To begin with, emotionally detach yourself from your home. If you are ready to sell it, you must be ready for someone new to come in and make your home theirs. Also, take a picture of each room in your house and view each picture from an independent standpoint. Figure out what is a detractor, and what can be improved to really impress the buyer.

All Rooms

  • Depersonalize each room. This includes removing your personal knickknacks, photos, and anything else that makes your home personal to you.
  • Remove unnecessary furniture and rearrange your home to maximize floor space.
  • Reduce the amount of wall art to one or two pieces.
  • Clean everything! This includes your walls, ceilings, ceiling fans, baseboards, carpets, doors, light switch covers, windows, blinds, the fireplace, the A/C & heater intake and room vents.
  • Repair any holes, scuffs, or damage to the ceiling, walls, trim, and floors
  • Replace fixtures which include light switches and electrical outlet covers, light bulbs, faucets, doorknobs, handles, blinds, A/C & heater intake vents, and the interior/exterior paint.
  • Add some lighting to any dark spaces to brighten up your home.
  • Freshen up your house and leave it smelling clean with flowers or air fresheners.

 Living Room

  • Remove the clutter and keep the furniture spacious and clean.
  • Set out pillows and throws to make the room more inviting.
  • Store all children’s toys and any pet supplies.

Kitchen

  • Keep countertops clear and clean.
  • Clean any tile grout as needed.
  • Clear out any dishes from the sink and clean the sink.

  • Replace bedspreads and linens with clean neutral colors. Make sure beds are neatly made.
  • Store away your daily needs.
  • Keep all furniture free of clutter.
  • Keep closets organized.
  • Put away children’s toys, and pet’s toys.

 Bathroom(s)

  • Keep the bathrooms clean.
  • Remove all unnecessary items.
  • Put out new towels on the towel rack.
  • Keep trash cans and cleaning supplies out of sight.
  • Put out a nice bottle of hand soap.
  • Replace or repair any caulking that is stained or discolored.
  • Install new shower curtains. Clean glass showers.
  • Keep the toilet clean and always close the lid!

Laundry

  • Put all soaps and supplies in cupboards so they’re out of sight.
  • Keep all surfaces and the sink clean and empty.
  • Remove all clothes from the area.
  • Keep the room clear of clutter and the floors clean.
  • Use high-watt light bulbs to make the room appear brighter and cleaner.

 Exterior

  • Examine the front of your house and look for any damage or anything that needs to be cleaned.
  • Sweep all walkways, patios, driveways, and decks. Power wash concrete walkways and hardscapes.
  • Wash all windows.
  • Examine all decking and paint or re-stain as needed.
  • Repaint the exterior of the house if needed.
  • Clean and repaint the front door if needed.
  • Arrange outdoor furniture in a warm and inviting manner.

 Landscaping

  • Prune all bushes, shrubs, flowers, and trees so it’s healthy and contained.
  • Clear the yards of weeds.
  • Maintain a healthy lawn by mowing, edging, and applying fertilizer as needed.
  • Remove any dead plants.
  • Add some perennials or annuals to your yard if it will add value to your curb appeal.

 Garage

  • A clean garage is a must.
  • Clean any oil spots and spills if possible.
  • Organize all storage to keep the area looking neat.
  • Park your vehicles in the garage to ensure prospective buyers can confirm there’s enough space.
