
Easy Home Upgrades That Can Improve Your Home For A Better Sale

- Mindset here is important. Get into a mindset of focusing on these tasks. Attention to detail will benefit this effort.
- Fresh paint on the front door, or even a new one.
- The front door is one of our consistent recommendations. Its part of the curb appeal. You want to draw the buyer inside. Replacing might be expensive, but a simple freshen up or touch up with paint will make a difference.
- Lighting. Interior and exterior lighting should be examined and replaced, repaired, or freshened up. And while your at it, those light switch covers with Goofy or Shrek stickers on them should be replaced.
- Celling fans. Clean them, make sure the lighting works, and they don’t wobble.
- Change the hardware.
- The little things matter, like cabinet hardware or drawer knobs. These little things can stand out when a buyer is walking through your home.
- Give your bathrooms some love.
- A bathroom renovation is not what we’re talking about. Its the little things you can do without a contractor, but maybe a visit to your local Home Depot or Ace Hardware store. Vanity hardware or a new (and clean) shower head, or a new toilet seat and cover can make a bathroom seem new — and that’s something buyers notice.
- Its the small things that matter. Go through your home and tweak the little things. Many of these might be things that you said “I need to fix that”. Things like creaky door hinges, sticky doors or cupboards, that loose door knob, a window blind that is damaged.
- Organize your pantry or kitchen storage. A buyer opens a cupboard and suddenly its a Tupperware avalanche. Yikes!

- Consider the places you don’t live in every day. Walk through your garage, basement, attic, and even closet spaces and look for things that need repair.
- Mindset. As you fix each one think of these as potential money makers….you get a solid offer on your home!
- Kitchen appliances. They should be clean and in good working order.
- Really clean the floor. We don’t mean just vacuum or sweep…we mean a real cleaning and that includes carpets and area rugs. If you haven’t lately, we suggest you get down on your hands and knees on your kitchen floor, you’ll be surprised what you might find.
- And a final note. Getting your house prepared to sell is all about prioritizing, and attention to detail. Every project is going to have the some return on investment, even if its minor. But don’t go crazy spending money on a complete bathroom remodel or kitchen appliance upgrade. That new buyer may want make their own upgrades, so it’s not always worth putting money into that renovation.
