A Condo + Duplex = CONDEX
A condex is a type of two-unit residential building that looks like a duplex, but is legally set up as a condominium.

In other words:

  • It looks like a side-by-side single-family home

  • Each side has its own owner

  • Each unit is separately owned, financed, and taxed

  • There is usually no HOA or very minimal condo association

Condex homes are especially popular in New Hampshire, Massachusetts and York County Maine because they offer many of the benefits of single-family living without the price tag.

What Does a CONDEX Look Like?

From the outside, most condex homes:

  • Look like a single large home

  • Have two front doors

  • Often have separate driveways

  • Sit on a shared lot

Inside, each unit typically includes:

  • Its own kitchen

  • Its own bathrooms

  • Private bedrooms and living space

  • A separate basement (often divided down the middle)

  • Separate utilities in many cases
